Property Administration

Debtors Management:

Effective collection of rental is crucial to the success of any property investment business. We have a dedicated team in a well oiled structure to ensure timeous recoveries and knowledgeable individuals within our company with legal backgrounds, one of whom is a non practising attorney to manage the collection process.

Creditors:

Accurate receipting, processing and payment of all creditors invoices (such as service providers, maintenance contracts, municipal accounts ect) are effected within our financial department.

Accounting:

Our financial department is made up of three qualified accountants who control:

  • Preparation of annual budgets (income and expenditure) for approval by owners.

  • Monitor actual income and expenses against budgets and reporting on variances on a monthly basis.

  • Monthly pay-overs to owners on the 7th and 15th of every month with Cash flow Statements and Rent Rolls.

  • Preparation of annual financial statements in accordance with IFRS.

  • Keeping a full set of books to balance sheet and preparing books for the year-end and assisting auditors with annual audits.

  • Management and payment of VAT where a full set of books is kept on behalf of owners

Bank Account Management:

Managing separate bank accounts on behalf of each owner.

 

Property Management

Leasing and Marketing:

Through our internal leasing structures, close relationship with Abland and Pivotal Fund and through the intimate knowledge within our experienced property management team, we are geared towards successful and professional negotiations to diminish and limit vacancies.

Insurance:

We are able to negotiate Favourable premiums as part of bulk negotiations.

Maintenance and Repairs:

Experienced service managers ensure efficient and cost effective maintenance to ensure properties are well maintained within suggested repair and maintenance programs.

Reporting:

Detailed monthly management reports are submitted to property owners, keeping them abreast of the performance of their investments.
